Here is my wish list for HUD Minimum Property requirements/guidelines:
1. I wish the HUD 4000.1 guidelines were easier to find online for the public to read themselves instead of relying solely on the appraiser.
2. I wish there was more clarity or specifics for some guidelines instead of it falling heavily on the appraiser. There are a lot of gray areas for Appraisers to navigate through when observing a house.
3. Perhaps make an official, basic checklist of things for the borrower to use.
4. Has HUD thought of making the guidelines specific to a state or a region? Construction is vastly different throughout the US. That might help with dialing in the specifics we have to follow while doing an appraisal.
My biggest wish is my wish #1 above. I wish the public could find the guidelines easier and also that it be easier to understand for all readers of the guidelines.
