As an appraiser, I believe many of the repairs/alterations can be done after the closing with a written escrow agreement. Repair estimates would need to be obtained and not estimated by the appraiser. Also, I believe an attic and crawl space inspection is not necessary for a purchase when a home inspection is already being completed.
