Summary: An individual appraiser argues that attic inspections should be removed from minimum property requirements because they pose safety hazards and rarely yield significant findings. Wither regards to the attic inspection, in many instances the attic is not readily accessible and/or is located in an area that is difficult to reach, even with a ladder. I believe that it is often a safety hazard for appraisers. I have been injured in the past while attempting to look in an attic. Furthermore, it is rare that we find any issues with the attic. It would be beneficial to remove the attic inspection as part of the appraisal.
With regards to the HVAC (heating and cooling) testing, often the temperatures do not allow both systems to be tested. Furthermore, as most appraisers are not heating and cooling experts, testing these systems when the temperature is either too hot or too cold could damage the systems. This adds additional, unnecessary liability to the appraiser.
